Identify who controls the source and the work area
A private supply line, fixture, drain, roof or exterior opening calls for a different response than a public meter, sewer or storm-drain problem. Newport Beach Utilities handles the public water, wastewater and storm-drain systems. AWC scopes work within the private property after the source responsibility is identified.
If the affected area or access route is shared, provide the owner, manager or association contact who can authorize entry and work. Do not assume a resident, tenant or vendor may approve demolition, discharge, common-area use or permanent repair.

- Gate, parking, stair and shared-access instructions.
- Approved discharge route and safe power information.
Public utility issue or private leak?
Newport Beach directs customers to call 949-644-3011 for water concerns, leaking meters, and water or sewer emergencies. City staff can investigate the meter side; service-line or building-side repairs may remain the owner’s responsibility.
If sewage, chemicals, saltwater, unknown floodwater or another contaminant may be present, keep people out of the area and use the appropriate qualified cleanup provider. AWC does not represent limited pumping or dehumidifier placement as contamination remediation.
Document removal, equipment and repair as separate approvals
Suitable standing-water removal is one written scope. Limited dehumidifier support, if appropriate and available, is a separate equipment decision. Full restoration, specialized structural drying, moisture mapping, clearance, sewage cleanup, mold remediation and asbestos work are outside AWC’s limited drying support.
Permanent construction repairs follow after the source is corrected and affected materials are ready. AWC can scope defined multi-trade repairs, but hidden damage, access restrictions, required specialist findings and owner changes can change the repair plan.

Start with a complimentary photo review, usually the same day, or request a 15-minute site walk, typically within 48 hours. Timing depends on the property address and confirmed availability. This is an initial visual review of the damage and next steps. It does not include invasive investigation, moisture testing, clearance or repair work. Any chargeable investigation or work requires separate approval. Emergency water work is scoped and priced separately before it begins.
