Do not cover an unresolved water path
New drywall, paint or flooring will not solve a leaking pipe, failed flashing, damaged waterproofing, drainage problem or exterior opening. The repair plan starts with the confirmed or testable source and then addresses materials damaged by the event or by necessary access.
When the source remains uncertain, the written evaluation should identify the next investigation rather than present a guess as a completed diagnosis. Work by utilities, roofers, restoration firms, environmental providers, engineers or other specialists may need to come first.
Typical repair scopes AWC can evaluate
The exact scope depends on the property and verified conditions. AWC can evaluate defined repairs involving its general-construction trades after the work area is ready and the responsible party authorizes access.
Materials, assemblies and finish matching are documented in the proposal. Existing concealed conditions, discontinued finishes and owner-requested upgrades may require allowances, alternates or a written change order.
- Open damaged finishes where authorized to expose repair conditions.
- Replace affected framing components within the approved structural scope.
- Repair defined private plumbing sources within AWC trade capability.
- Restore drywall, texture, primer and paint in approved areas.
- Repair scoped stucco, waterproofing or exterior water-entry details.
- Address concrete or drainage work supported by verified site conditions.
Drying, remediation and clearance remain separate
AWC does not perform full restoration, specialized structural drying, moisture mapping, mold or asbestos remediation, sewage cleanup or clearance testing. If any of those services are required, the qualified provider should define when the construction area is released for repair.
A written repair proposal does not certify preexisting work, concealed framing, indoor air quality or unaffected portions of the building. Permit, engineering and product requirements are included only when the verified scope calls for them.
Start with a complimentary damage review
Start with a complimentary photo review, usually the same day, or request a 15-minute site walk, typically within 48 hours. Timing depends on the property address and confirmed availability.
This is an initial visual review of the damage and next steps. It does not include invasive investigation, moisture testing, clearance or repair work. Any chargeable investigation or work requires separate approval.
After the initial review, AWC can define the next investigation or prepare a construction repair proposal when enough information is available. Emergency water work is quoted and approved separately.
